How to choose a roofer in Dartford (even if it isn't us)

Roofing attracts cowboys because most people can't see their own roof. After big storms, Kent's community wardens have warned about doorstep callers doing poor repairs for big money. A few checks keep you safe.

Be wary of the knock at the door

A stranger who has 'noticed a loose tile' while passing is the oldest trick going. Kent Police has dealt with cases where the caller took tiles off and then demanded payment. Say no and find your own roofer.

Get it in writing

A proper quote names the work, the materials, access and VAT. A figure scribbled on the back of a card isn't a quote. Neither is a price that changes once the old tiles are off.

Ask to see photos

Any roofer can tell you a ridge is loose. Ask them to show you. Photos from the roof and the loft let you judge the problem for yourself, and they cost the roofer nothing.

Check the trader scheme

Kent County Council runs Trading Standards Checked, which vets local trades and monitors complaints. Its search page is a sensible first stop for any roofer you're considering.

Don't pay it all up front

A modest deposit for materials on a big job is normal. Paying the whole lot before work starts isn't. Cash-only and 'today only' prices are both reasons to walk away.

Ask what the guarantee covers

Who issues it, how long, and what it covers. A guarantee that exists only in conversation is worth exactly what it cost to say.

    We open it up

    Broken tiles, perished felt or rotten battens come off. Anything we didn't expect gets photographed and talked through with you before we go further. No surprise invoices.

    Breathable membrane, treated battens, mechanical fixings to BS 5534, and proper lead or tested dry-fix at the junctions. On a shared roof, the boundary gets as much care as the middle.

    Ridges, verges, valleys and flashings are gone over before anyone comes down. Gutters get a flush through so you know the water's going where it should.

The guarantee

What the 10 year guarantee on a re-roof actually covers

Re-roof a house in Dartford with us and you get 10 years of cover on the workmanship. It's a written document. It has your address on it, lists what was done, and is dated the day the roof is signed off. If water gets in because something was fitted wrong - a batten, a fixing, a lap, a flashing - a roofer comes back and puts it right. You don't pay for that.

Why are we happy to promise ten years? Because of how the roof goes on. Every tile or slate is mechanically fixed to BS 5534, the current British Standard. Ridges and hips are fixed too, not just sat in mortar. A breathable membrane goes down first. Where a roof meets a wall, a chimney or the house next door, it gets proper lead or a tested dry system. Shortcuts there are what make a guarantee expensive, so we don't take them.

Tiles, slates and membranes also carry the maker's own warranty. Those vary by product, and your paperwork tells you which ones apply. If a job is too unusual to guarantee in the normal way, you'll hear that at quote stage.

Materials

What's on Dartford's roofs

Walk any Dartford street and you'll see a patchwork. One house still on its first roof, the next re-covered in the 1980s, the one after redone last year. These are the coverings we repair and fit most.

Natural slate

The original on many Victorian terraces. Thin, light and long-lived, but fiddly to repair well.

Clay plain tile

Small red-brown tiles on a lot of 1930s semis. Heavy, durable, and slow to lay on a hipped roof.

Concrete interlocking tile

What a lot of older houses were re-roofed in. Cheap and quick, but heavier than the slate it often replaced.

Concrete plain tile

Common on postwar council and private housing. Looks like clay from the street, but weathers differently.

Fibre cement slate

A lighter, cheaper alternative to natural slate. Useful when the rafters won't take more weight.
